I did see the MLS listing and the interior photos do look quite polished. 

Polishing up my crystal ball, I am expecting a fight on dropping the long-established step-up in basis on inheritances such that we will likely end up with some kind of income limit and/or exemption for principal residences, etc. 

If it were mine (and I were selling it) I  would use the Avocado Green on all of the walls (because it goes well with the floor tone and is retro).I would also get rid of the green grass on the sidewalk cracks and have the sidewalk power washed to as white as possible.I would also 100% finish the basement to look as polished as the top floors.The bath with the glass door fits the unit type, the other two look like 1950's refurbished baths in comparison--kind of, you have to settle for them.As far as rentals go I'd call this a class A rental, how many people want class A rentals at this price point in this neighborhood???

   * I'm building for durability (1st-floor polished concrete, 2nd floor some sort of durable flooring (not wood), each unit painted the same, amenities are not luxury but not cheap.* Minimal landscaping and plenty of parking, more cement!

This buyer is typically more economically mobile than a historical SW-side immigrant (Polish, Lithuanian, Mexican, etc.) and may buy in cash.

It could use some polish, but it’s free and functional and syncs perfectly to their systems 

I believe they have undergone some rapid growth, but continue to hire and polish their systems to accommodate this.

This is quite clearly not a legitimate lender, or at least one that is far from polished and professional.

I am currently using REIKIT and there are some items that need polishing. 1.
