I used to, but given the way the Fed has manipulated rates and asset valuations, and the frontrunning HFT algos, I think what many would consider "normal" stock valuation (Gordon Growth model, DCF, P/E ratio and such) holds no water anymore.

Personally, I'd be more worried about stock valuations (where you are currently) than real estate (look at how much the stock market dropped vs how much BA RE dropped last downturn, and stocks are arguably more overvalued today than they were then, PE 10 = 16 mean, 27 in 2007, 29 today), and more concerned about investing out of state than either.

Everybody was pretty much sitting on the sidelines for 6 years except for flippers and PE firms picking up bulk REO's and turning them into rentals.
