Trying to decipher your logic?

There's no LOGICAL reason for a tenant to pay above market rent.

great alternative way to look at it. thats sort of how i was leaning with my logic. like i would rather keep a good tenant for a long time and "lose" some market value but guarntee no vacancy. i figure i could write in a large penalty for cancellation too prior to term ends.

And, I get why you view it as success: more deals = more fees and more chance to collect carried interest.But, the logic of this statement is purely beneficial to the GP and detrimental to the LP.  

I assume the bank will still run a title report, but having to pay for a new policy every time you refinance does make logical sense.
