Keep your W-2 job, save, and you’ll be able to afford your next down payment.

It’s great to be trusted with others hard earned capital but I only accept that responsibility because I KNOW I can do the job - that I have done the job over the years. 

The seller can pay for it at closing (the title agent will cut the check to the trade to ensure there is no resulting lien) and provide proof of the replacement to the insurance provider.  

Am I not cut out for this?

I have a full time w2 job. 

Inconsistent Cash FlowUnlike traditional jobs, real estate doesn’t provide steady paychecks.

Some will have snags with permitting, some will have contractors you need to fire and then pay more for a new crew to come in and fix the job.  

Then you have all the TV shows that glamorize flipping etc.. so its no wonder there is so much interest in real estate right now.Then you have the I quit my day job to be a full time investor..

I would suggest getting another full-time job for the time being and investing/doing STR on the side until you can fully and comfortably replace the income that you would be receiving from your job.Is your LTR in need of repair?
