My 1% of horrible tenants have made me want to sell 100% of all my properties.

Some suggests to get it rented, because IMO 2 months is horrible... even for C/D properties, the right price/incentives make things move.   

I have certainly made some mistakes already according to the book, but hopefully not horribly so.

Id start with that...its either overpriced or there is some issue that other interested parties have found and decided to pass on.I personally don't like buying flips as investment properties......to many crap jobs, horrible workmanship etc etc....and the number rarely workI would run my numbers and contact the seller....see whats the situation

You are doing something horribly wrong if you have a vacant property anywhere in the Boston metro area.

His name is on neither the old title or the new title and he seems to have lost his mind in an angry horrible way.  

They have the best customer service (still is horrible but best out there) and when you have cases of fraud, they are willing to help out. 

I checked the lease, and there is the young man's name, with his birthdate in January 2000.Horrible, yes.
