Put 3.5% down on a triplex so I’m a little biased and recommend everyone starting out to get a 2-4 unit property if they can.

Being a little biased :) I'd recommend continuing with Accounting & Finance. 

They do integrate with our tenant screening service so I'm biased but I like the fact they provide options to let the client pick what fits their needs best.

Although I'm extremely biased to New Orleans my advice on choosing a city is travel and visit as many of these places as possible even if it's just weekend trips. 

@Nicole WalleyWell there might be some selection bias in the sample choice when asking on BP, kinda like asking a Ford dealer who builds the best trucks.  

And (my own bias showing perhaps) I think thats far more likely to happen in blue states.

@Aaron Farr I know many people in the BP community use Expensify to scan receipts.I'm biased, but Kitt is a great option to track all your income & expenses and toggle by property.Otherwise Airtable can help make your spreadsheet easier to use, if rolling your own still works best.Hope that helps.

Although obviously the great things I hear are from biased sources... but definitely worth a shot!
