Traditionally most of my sellers have been via probate.With that said, with the probate courts moving slow, and evictions right now being basically non-existent (due to widely shut-down courts) I've found it a little tricky figuring out what to do.I called my probate list about a month into the COVID situation (to "test the waters"), and most people said they were frozen 'till the pandemic blew-over.

Too, there are some advantages in the winter, as one unit has heat on and that helps keep the vacant unit a little warmer and water moving in the plumbing, so lower odds of frozen pipes.

The phones stopped, emails stopped, the world was staring at itself in the mirror and was frozen. 2 months went by...I got a contract...it fell through beause the people were new wholesalers...they fumbled around and I let them...I had a soft spot for wholesalers but this woke me up!!!

Some of the outside on/off shut off valves for the water supply were "frozen"The roof has some missing shingles from wind damage and missing rubber gaskets around piping that protrudes through the roof which allows water to get inside the attic.This is a question for anybody who wants to chime in.What other due diligence should I be conducting for an off-market seller financed 6 unit apartment building that comes with an adjacent vacant parcel?

I have been posting for years on BP and warning those who are relying on Helocs that unless they evergreen them way in advance those can and do get frozen.. and you dont know its frozen until you try to access it.. the letter from your lender comes about 60 days after they freeze them..
