I moved to Mobile about a year and a half ago from New Orleans to follow work (I work at Austal as an engineer) and just recently got bit by the real estate investment bug.

They have several solid communities in this fund but the losers are dragging the whole fund down.Acknowledging with empathy the fresh wounds you are experiencing here, I'll present a devil's advocate position on funds:  This is a feature, not a bug.  

I run my own small pressure washing/handyman business on the side while I was working full time over the summer doing plumbing and electrical.

And can I get away with only getting permits on new electric & moving plumbing, but demo,  erect walls myself and things like that?

I have one duplex that shares an electric meter, so I use RUBs to calculate the bill automatically.  

Then I discovered RHAwa.org which for $110 a year you get access to their attorney created lease agreements along with several addendums (bed bugs, crime free addenda, smoke free addenda, notices).

@James Clays - I echo other's sentiments here, but I would also add that once you have a good contact (plumbing, electrical, painting, etc..) make sure to always as them who else they know in the business.

This included installing new tile flooring at the front of the house to enhance curb appeal, upgrading the electrical panels for safety and efficiency, and putting on a new roof to ensure long-term durability.
