If a rental has an owner, I use an ozone machine to remove any odors from smoke, pets, rotten food, etc:  Commercial Ozone MachineIt's expensive but worth every penny.

Oils will definitely be a key product especially with all the vape pens and ecigs where you don’t need a giant setup to be able to have stronger concentrates.Think that still bodes well for the warehouse sector though because you’ll have to manufacture it somehow and at scale you’ll need bigger machines

There is one laundry room with a few machines,  The landscape is pretty basic with gravel and 4 really tall palm trees on the frontage road.  

This triplex may not be the cash flow machine it once appeared to be.

You could make it a laundry area and provide coin operated machines (more income).You might check into Owner Financing depending on how motivated they are and if there is a substantial existing mortgage. 

The units will each have a water heater, kitchen sink, 1 bathroom, and  washing machine. 

We are purchasing a multi with plenty of space to incorporate a coin op laundry machines.

However several of these near me have converted to credit card machines. 

No water, no ice machine, and a 3 year warranty!

They are expensive.On the plus side, they have a huge marketing machine and I feel very comfortable that they will have enough potential renters looking at the property that it will be rented with little to no vacancy.
