Many if not most of my multifamily investments have already suspended distributions, and I expect that my commission and revenue sharing income will take a hit as well through the duration of this pandemic and possibly beyond.Right now, cash is king, and cash + debt is far better than little/no cash and little to no debt.

I don’t think we know the duration nor the intensity of the storm though I would think most would agree there is a storm approaching If you have any means to extend on additional capital at this point without exponentially increasing your risk, pull on any credit lines, I would put this into strong consideration so you may maintain course .

Get a load of this.Congress is now considering the Rent and Mortgage Cancellation Act which would cancel all rent and mortgage payments for the duration of the pandemic, and possibly beyond for up to a year.And the law would be retroactive, so they’d go back in time to March 13 to cancel rent.The government would then set up a fund for landlords and mortgage holders “allowing them to recoup their losses, so long as they agree to abide by a set of fair renting and lending practices for a period of five years.”Some of those conditions include not raising the rent for five years, and not denying renters based on credit history, or criminal record.This is insane.

Another thing to keep in mind is that if you use a VA loan for a different property with fewer units, one of the stipulations of the VA loan is that you are the occupant of that property for the duration of the mortgage, which means that if you decide to move on to your next house hack to grow your portfolio, you would have to refinance your house with a conventional loan.
