Most others find seller-financed deals through pulling data on property owners in the areas they want to buy that have a lot of equity in their homes.

In Ohio you can find a lot of single family in the $100-200k range or 2-4 units in the $150-400k range that do pretty well cash flow.

Not a lot of screen doors or porches. 

See it a lot in these older homes where things are unlevel and outright wonky.

$300-$400k will likely not get you even a 2-family in the best area of New Haven unless it needs a lot of work, but will get you a property in a top flight area of Hartford.

Steve if you can go without buidling the extra garage below the ADU it will save a lot of money. if you can get two studios it will do much better than one ADU.
