Generally speaking, the higher you want your numbers to pencil out, the closer you get to warzones (assuming you keep the 50% expenses static).

Not having a pool isn't a deal breaker for most tenants and if you do rent a property with a pool, you have to either rely on the tenant to do basic maintenance (dip out leaves, empty skimmer, brush down steps, fill it occasionally) or hire a pool company to do service - and that ain't cheap.

I'm not 100% sure how you would incorporate it into static marketing like mailers, however being a Realtor is a huge benefit to potential home sellers.

I get nervous when I have to assume rent growth, raising rents, hope that rents would go up and expenses would be static (unlikely if inflation is a cause), etc.
