Is the property under a high tension power line or down wind from the horse rendering factory or on a main thoroughfare or some other obstruction that you wouldn't want to live near?

I recommend lining someone up before you leave for a 1 year term.  

A traditional bank will not give a line of credit even if there is significant equity because it boils down to being able to pay back the money. 

Leveraging a HELOC (home equity line of credit) could allow you to invest in multifamily without completely draining your savings.

I also have a $50k line of credit I can tap into when needed that will grow as I keep growing the business.Right now my rent is about $1700 where I've been staying for over a year, but really wanting to trade that for a mortgage and start building that equity.

They are too much of a gimmick and most tenants prefer to have the bottom-line expenses.

You can just answer it without the jazz, and I bet you know a few places right off top of head where people WANT to live, right. 

The bottom line is that they don't hand you deals, you have to go out and do the work.  

The line "not your buyer" is quite a bit different than "not a buyer."

Your best bet is to keep liquid cash and avoid PMI.
