Hey BP, I'm just starting to get calls from a batch of YLs I sent out last week.

How many addresses did you have to hand write for this batch?

·finding a local mentor·making a connecting with a realtor that specialized in investments·buying a property from another investor via word of mouth·helping my mentor manage his properties while he is on vacation·finding another realtor that works with investors·Networking with a private money lender/local real estate investor·Making a few low ball offers that got rejected·connecting with a wholesaler·sending my first small batch of yellow letters after driving for dollars and actually getting a call (didn’t turn into a deal though L)·Having a family friend tell me about a property he knew was distressed.

I want to get some opinions on what my salutation should be for my first batch if letters.

Managing rentals can be like getting a good batch of fries at McDonald's...sometimes their cold, sometimes their too salty and sometimes they're just right.Tenants and financials flow together because as you learn to rent to the right people and screen out the others you will be losing money through vacancies, court costs, damages and your time pursuing all of these things.

So, I created a decent website , I ordered my business cards, ordered my first batch of 129 yellow letters targeting absentee out of state with 50-100% equity etc, created a Facebook fan page and getting serious "driving for dollars" for future letters.

I mailed to half on this first batch..1) Today was day one and I got 18 replies.

and sent my first batch of self made yellow letters out yesterday.

I'm doing my letters in batches of 100; 100 a week x4 weeks then repeat.
