As a professional businessperson it can be extremely frustrating to deal with, and you'll ultimately be responsible for whatever fees/assessments they approve.I know several local property managers who worked with condominium associations early on, to increase their units under management, and later regretted it because the condominium associations were so aggravating to deal with.

At the closing table he revealed that he was concerned that we would toss the long term tenants paying <mkt rents. 2 months after taking possession two of the units were vacated.It was an interesting trip but definitely worth the aggravation.

If the other midwest markets are similar (and I believe they are), then you'd be best served trying to get into bigger multi's where you can offer the tenants some amenities other than shared walls...otherwise, you're just looking for aggravation.
