Phillip:Thankfully, the garburator/garbage disposal is predominately a US affection.Dollars and cents aside, there are many other reasons not to use them:1) they increase the amount of organics that reach the sewage treatment plant which, in turn, increases the plants consumption of oxygen ... which, often results in more active bacterial matter being flushed/released from the system into waterways;2) increase the amount of solid residue which needs to be removed from the treatment plant and disposed (usually in landfills);3) they have been linked with the increase in toxicity of the water supply (this is not a fault of the machine itself, but rather the user); 4) they also tend to increase per-household water consumption.Under sink garbage disposals are no longer permitted in many locations.As a landlord with student rentals, they are simply an invitation for more service calls and higher repair costs.

My first goal is to purchase an Apartment building with 3 or 4 units and have residual Income.

You may be able to find a construction adhesive (make sure it is compatible with the plastic tub wall) that you could squeeze in the joint and then brace it with something to hold it against the wall until the glue sets.

It is a self-adhesive mesh patch that can be placed over the hole.

Gravy is nice, do doubt, but I like to do something once, not over and over, for residual income, long-term appreciation and tax benefits.   

So I tried my hand at it Saturday and  wound up talking to 3 sellers made three different offers on houses.  1st one was an offer to sandwich lease this ladies trailer she didnt have much experience being a landlord and I thought I could help her out and create some residual income but she didn't want to part with any of her money to bad last tenant she had really took advantage of her and I'm afraid its going to happen again unless she gets some help and education.  2nd was another mobile home guy was out fixing his trailer from his last tenant (was pretty trashed in abad neighborhood offered him 5,500 cash but he was happy with what he had and offered it for 55,000 (personally think that my offer was a little to high).  

In fact, one of my group leaders is approaching $1 Million a year in residual income.

I could refinance / home-equity loan to pull the equity out for another RE investment but I am trying to use this an an opportunity to learn how to work the numbers of creative financing to be able to do other deals.What I am trying to determine is if it makes more sense to go with a lease-option buyer in order to continue to have some residual monthly income but free up the equity in the property so that I have capital to seed additional RE investments. 

I have found if you apply a layer of pressure sensitive adhesive before setting it ages a little better...

If you knew the exact layout of your future building and you didn't want a basement it might be worth using the foundation as part of your parking surface but cars dripping oil on your future indoor space might cause issues with flooring adhesion later.The solar payment centers are great but you still need someone to patrol every few hours to make sure people are paying.
