This might have been the couple that she delayed allowing to see the inside but I am thinking there were 3 potential buyers. ( little groggy from pain meds due to accident last night and having to type with one hand) We also found funding for them here on BP, which she was aware of.

They were med students who met their future spouse, who was well aware of their career pursuit.I would imagine there is a minute percentage of doctors who got married, started a family, then came home from their 9 to 5 and said "honey, I am quitting my job and going to med school."

The colleges add to that in different areas, but demand and price tend to rise and fall somewhat independent of the universities.The exception are the universities near the med center, including Rice and all of the graduate schools.

Lastly, it seems to me that the people that I have worked with and watch become successful throughout the years in C-D landlording mainly used it as a med term strategy to get quick cashflow then as they built there business model they would sale off those C-D rentals an upgrade to A-B rentals.

You would have far to many specialist would not work.Think of a Doctor... they have to know all about medicine then they can go into a specialty that may or may not ever involved what they learned in med school.Same thing in my mind..

I can't imagine what the student loan debt of a med school student looks like, but it's probably such that getting qualified for a hefty mortgage right out of school may be quite difficult.

Yes, quickly finding out the same thing and though I'm not totally comfortable with a short-med term loan I think its something we'll also have to consider.
