@James MurpheyHi James, I have to say, after all the book references and little incites, I feel a lot more interested in investing out-of-city/province/country.

I too have a canvas picture of a Porsche on my office wall next to a Flag that was flown over the US Capital and at Combat outpost Khan Neshin Castle in Helmand Province, Afghanistan.  

I was using a lender that was in another province so it was a little tough dealing with them in a different time zone.

The impact could impact the entire province. 

Apartments are generally either owned by landlords individually or they are part of big complexes that belong to REIT-like structures.Also, if you want to rent a place long term, don't forget that European countries are social democracies (some Americans would say socialist countries) so the laws are even more in favour of the tenants that they are in the most tenant friendly US states and Canadian provinces.

Here in Ontario every MLS I've interacted with has an option for brokers to list a contract as an "Assignment Sale".As others have mentioned it's illegal in every state/province for you or your agent to list the property for sale when you only have it under contract.

Overall, the province had Production and Drilling seeing historic highs in 2012, and again in 2013.
