You want good, rule abiding, on-time paying tenants.As far as pets go... it can cost you to replace all of the carpets in the home (urination and excessive wear), repair/replace trims and window sills from claw marks, they may tear up the back yard or the tenants may not take care of their obligations to clean up after them properly.

I’m not sure how hands on you are with your flips but my dad is a GC so I’ve been on job sites doing production trim work (hanging doors, crown moulding, etc), framing, drywall, roofing, decks etc. since I was 14 years old after school, weekends and summers.
