You want good, rule abiding, on-time paying tenants.As far as pets go... it can cost you to replace all of the carpets in the home (urination and excessive wear), repair/replace trims and window sills from claw marks, they may tear up the back yard or the tenants may not take care of their obligations to clean up after them properly.

We have annual inspections here & subsequent requests from the city for tree trimming, weed abatement, etc. 

. $1,000 to reframe, drywall, paint, trim out. $1,000 for electrical installation, wiring, fixtures, $1,000 for flooring and other finishes. $2,000 for tub/shower, vanity and toilet.

Like upper cabinets "secured" by finish nailes, makshift plumbing and electrical, trim and woodwork that looks like a kindergardener has installed it, drywall that shows every single seam, roofs that leak from day one.

I’m looking for a landscaping company that can do routine mowing and minimal additional landscaping work, such as trimming, mulching, and occasional new plantings.

That doesn't necessary mean high-end features or lots of bells and whistles.Make sure the walls and trim are as smooth and crips as possible. 

Who pumps the septics tanks, mows the grass, trims trees, collects rent, repairs the homes, pays insurance, etc?

I have a PM for one unit that was inherited from the last owner, and at a cross roads with the vacant unit.It needs heavy cosmetic repairs from the last tenant (trim, flooring, cabinets, etc.)

Be aware it's a race to the bottom game because anytime there is a job request posted, especially the easy jobs (paint, interior trim, etc.), you will see a bunch of hungry wolves reply.
