The question is has the original deed been recorded, in which case a confirmatory deed correcting the error could now be recorded OR is the original deed truly being held up by the clerk of the land records.Most clerks will reject an invalid conveyance and return it to the title company, not hold onto it. 

I am worried about a bunch of unhappy applicants who paid the fee but were ultimately rejected.

Angry tenants or rejected applicants (what do mean you rejected me with my 450 credit score and three pit bull).

If the tenant applies and is denied, you can legally reject the service animal request.

@Ted KleinIf I were a savvy northwest tenant, I would reject all three options. 

As @Bill Brandt mentioned, this gives a chance for the seller to reject your offer, posing a risk.

Reject her application and cut off all communication, otherwise she may come back and ask to rent without the cat, then try to sneak it in.

At this point, I'm leaning towards rejecting the application because of the ambiguity and the fact that the listing has been getting other leads.

"Failure to pay for housing" is another consideration that landlords use a rejection criteria - doesn't just have to be "was evicted".

When making offers, is there a way to make several offers at a time since most of them will get rejected, if I only have enough money for one to be accepted?
