You don't say what those GC's quoted your, but I'm guessing its several hundred, if not a grand, once you have a licensed plumber and a licensed electrician involved.If you do proceed, I don't see any point of having a GC.

Might need an electrician too.* Also helps to have a financial person - lender, banker etc.. lined up.* It also does not hurt to have either a buyers broker or a lawyer you can ask questions to.

see if the layout would allow a smaller GE space maker type stackable in a closet and even get a plumber to bid on plumbing it, an electrician to put in the proper electric hookup and a contractor to get you exhaust venting cut and installed or connected.

The main goal is to see the problem, and hopefully guide the tenant to make the minor fix themselves (if its minor) or at least help the plumber, electrician, etc. make a diagnosis and bring the right parts on the first trip out, instead the back and forth to the hardware or supply store.

Things work, but inspectors so far recommend replacing things.Tomorrow, I will have a different electrician and plumber from Mend Services look at the house's electrical and plumbing system.
