Hi Bensley

The first thing you should do is to pick a market.  Next comes a specific niche; Buy and hold, fix and flip.  It appears you have chosen a rental property.  What type of property you want to focus on is next.  Do you want a multifamily, apartment, small shopping center.

These questions are vital to answer.  You need to set up a target so you can hit it.  Most people know what they don't want but are unclear of what they do want.

Answer theses questions and then begin your education based on the answers.  Listen to the podcasts here and seek out a mentor or coach.  Invest in yourself before investing in a property.  I think this is the best way to maximize your return.  Be crystal clear on what you want to achieve and then set about accomplishing it.
