The place does need power washed on the outside, a small piece of skirting and back steps.

An extra $175 per month, plus you'd own 3 units instead of 1 that tenants are paying mortgages on so even if it were a wash as far as cash flow you are building more wealth.  

Hog wash. keep what you have and start looking for more good cash flowing properties in stable communities.

Two weeks later they called me directly and complained about a mildew smell in the front loader washing machine (we left all of the appliances to rent with the house).  

For example let's say you are in a C-D neighborhood and someone damages your fence or if your washing machine needs repair. 

That would be a pretty big goof if they ran water supply lines for the laundry but neglected to put in any drain for them (this is an essential part of emptying the washer when its done with each wash cycle).

I have had a local contractor with whom I've been working for years and he has painted, power washed, and re-striped the parking lot so the property looks decent, but  the big thing is finding an interested tenant.

It has gotten to a point where it seems like he just wants to sell the cabin and wash his hands of the whole mess.
