I am bracing up for some pain on those because they will coincide with big layoff season post Covid.

ADU’s add value but the time it takes with permitting, worming with contractors is a pain.

There’s the 203k loan or the VA Rehab loan, although I’ve heard they’re an absolute pain, that’s where you create the extra value.

@Tes Liu I can tell you that gas boilers can be a pain.

If you have a lot of experience in these areas, then that might indicate these are more un-fixable problems...but if you have relatively little (or no) experience in these areas, then these might just be the growing pains of getting started (I definitely had my share of bad tenants when I was getting started).Good luck out there! 

Financing is needed for an LLC whose owner and administration are from abroad, the entire purchase process will be done without traveling to the United States.

I waited a few days then gave a 30-day notice to vacate - she was being a pain otherwise, but I don’t tolerate safety issues not being addressed.

I wouldn't pay anything without a firm contract with the executor, who is likely the daughter, or an assigned administrator.

Try to find somebody that might help you when in pain…The real learning comes by doing… I’ve learned a ton doing my first rehab.
