The way you explained it Sam & Heather Jones was enough to encourage me to at least give it a shot.I read a blog post recently about printing a picture of the owner's distressed house on the upper left corner of the envelope (return address written on the back).

They did give good information although they tried to encourage you to buy their $18,000 package or get a $10,000mentor.

I have such a tenant too and I find that doing "a few small things to establish goodwill" tends to backfire with such folks and just encourages (actually it basically guarantees) additional requests.

I'm a little jealous cause I taught him and encouraged him to get into the biz long time ago.

By the end of the third month they have paid the last month's rent as well, and that encourage them to stay the entire length of the lease.

After what I learned on this one I should be able to do it more seamlessly and for less money on the next one.Thank you for the comments and encouragement from all of those that have posted here or on the site in general.  

I'm still looking for my first deal, and my REIA (along with BP of course) are great places to find encouragement.

Some words of encouragement for all you new investors just like me.When we create an account on any social networking site we decide, do add a picture to the profile.It just makes it look a whole lot more professional and attractive to those, like myself, who try to build a network web.Don't just build an impressive account, with a huge professional background and,then, go dormant.I'm really scared too, but, honestly, what's the worst that can happen...look stupid, you say!
