My team and I actually host the Queens Real Estate Investing Club once a month in Bayside, Queens.

In one case yhe host asked if I minded making the bed because she got tied up at work.

It sounds like there is a definite need to update the facility, and those changes easily justify rent increases, so keep that in mind on a pro-forma, but don't let optimism cloud judgement.   

If she mentioned an open house, I'd tell her I can host it.

A lot of property managers around me use software like Buildium, Appfolio, Tenant Cloud, etc.

If most of your tenants are somewhat computer literate, Cozy, Tenant Cloud, and I’m sure other tools have maintenance request trackers built in.

Give us a few more selling factors for you (walkability, schools, work, etc). and we can point you in the right direction.There are a number of RE groups- the best ones I have found are the Friday Lunch hosted by @markowens (you can find it via Facebook under Baltimore Investors Network) and the BWI Meetup hosted by Bill Aimes. 

If PA allows something like Docusign, you can sign on your cell phone.I'd just worry about this turning in to a cloud on the title.
