I agree with @Chris K. that only after they've passed first round of application process/screening would this seem necessary.

Please be thorough and take your time when you are screening tenants, it will pay off in the long run.

Sounds like ( and I have been there before) that you need to get all of them out and start over with a better tenant class and screening procedures.

The current house that I would like to sell or rent is 1960 SF, 3 bed, 2 bath, 2 car garage, plus a ~200SF screened back porch, privacy fenced yard, nice lawn and landscaping with sprinkler irrigation from a well.

Don't get in the middle of it.Be sure to screen any new tenant like you would if you were writing a new lease.
