So many people use contractors, my lawyer and I felt with most job descriptions it would be hard to argue them as an contractor.

I think the experienced wholesalers on the board would probably argue against using an agent to flip a wholesale deal.

I would even argue that should be treated the same so it doesn't look shady. 

One can argue that these types of upgrades will have no effect on the rent that the property could receive.  

If the property is 100% occupied but market vacancy is 7% then lender will take off the 7% with the appraisal.Seller will argue property is 100% but every property even with national tenants turns a space at some point in the center.

However a few years ago we did a non-profit to do some larger giving back, problem was it was really hard to argue I wasnt getting some benefit from it.

I personally wouldn't argue with a tenant. you pay you stay. you dont pay I call the sherriff after eviction is enforced. something breaks I fix it.people get killed in every town every day for no good reason at all.

Some argue that the cloud is too risky but it's harder to break into Google than it is my office.

I can argue that us in real estate change the world everytime we close a deal or sign a lease (or make an eviction), hopefully these are for the better.

I will point out that it is nice we don't have to pause and argue about investing in loans under the guise of getting the property.
