Had a fat acquisition fund and was waiting on a couple sellers to get off the fence.

I think it is a great idea to purchase in emerging markets vs over saturated markets.

I've always predicted that bnb market would become over-saturated at some point.  

People are cutting the fat, cutting their more challenging properties or deleveraging a bit while they have had a lot of growth in value.

There are few renters who can support a store of the size and most of them have saturated the market, Lowes, Homedepot, Best Buy, etc.I am not sure about hotels and self-storage, I could envision scenarios where each could do well or suffer.  

The Kissimmee/Davenport area is saturated with vacation rentals.

Thats what i am also worried, i think the area is becoming over saturated with condos and apartment.

The critters eat fat and protein (food and pee).

You want to get your space rent ready if it does not already have a tenant and do not want to pay lots of cash outlay for capex items going in but instead get a credit from the seller to use post closing on those items.Check saturation and vacancy levels for the office you want to buy and how it is positioned in the complex.
