Short term rentals in Orlando Florida

I am new to investing. I've been trying to learn all I can about it and I am very interested in a townhouse that's in a resort located near Disney World  in Davenport Florida. These particular townhouses are currently under construction. The one I would potentially purchase hasn't been completed yet. It would be available to rent March of 2022.

The resort allows the owner to manage the property, however they are telling me there is a program that would give the resort the responsibility of managing the property, but in return they guarantee a certain profit. The numbers they are telling me are VERY attractive. Does this sound legit to any of you? Has anyone ever heard of this? This being my first purchase, I am trying to be cautious.

Sounds like a Net Revenue Guarantee...Used to do a lot of these at Seascape Resort in Destin, FL - PM will pay the owner a set amount each month and all additional revenue is kept by the PM.  Usually they cover all cleaning/maintenance costs but they'll also jam as many bookings into the property as possible to profit...Wear and tear increases drastically but if you're looking for guaranteed revenue, might be an option.  I'm not familiar with that Orlando resort but these offerings are quite popular right now in FL.
