I would think your first stop would be with your property manager to see what data they can share.One of the reasons for hiring a property manager is so you don't have to deal with all of this stuff.

MLS deals almost never work because they aren't distressed and can't be bought at a discount.I'll give you a live example of one I just took a shot at here in PA.

Don't pay for points since you can refi later.4 to 6 rate cuts coming by end of 2025.If it won't cash flow at a 7% mortgage then it's probably not a good deal anyway.
