As for a lease - you can literally google "(your state) and "Lease Agreement" to find a basic one that is legal and binding.  

OK, I am good at doing referrals, finding, and birddogging for buyers and sellers and get paid that amount that they pay you for your help, but this bugs me, i had a friend(not a lawyer) tell me that it is legally binding between you and a buyer or seller if you offer you "finder" services and tell them in the email "If you agree and send a message that says Yes then that will our legally binding agreement that you will pay me if I find you a property and you buy or help sell your property and it sells to my buyer".

Everything they say is very convincing, and when you are in a bind, you hear what you want to hear, and sometimes, you will believe anything that sounds even close to something that will benefit you!

The language of an LOI should be non-binding, so you don't screw yourself into a lawsuit (should you decide not to purchase the property).

To add, check laws if wheel stops are legal and binding, then add an addendum to your contracts for assigned parking.
