Hello BP community, How would one go about setting up a letter of intent? Should I contact a lawyer or just type up an offer

Is this residential or commercial?  If residential, why would you use a letter of intent instead of just using a contract with a contingency clause?  Letter of intent for residential just sends the message that you're not very experienced...
