My mom on the other side of the family has expressed interest and I was thinking about crafting a deal that satisfies al parties involved, starting with my grandmother (finding out what she wants from the transaction), then to myself (leveraging the data given to me to craft an offer), then to my mother (finding out what works for her and adjusting accordingly).

Hi, @Antoine FieldsMost experienced syndicators that I've listened to give the following general advice...Talk with enthusiasm about the deals you have done and the deals you are doing with your network, if they pick up on it and express interest then take it from there.Position yourself as a thought leader in the real estate investing field and provide valuable online content through blogs, videos, etc.Have a way to capture investor leads through your website, offer something of value in exchange for an investors email address, and follow up to build the relationship further and build trust.When you speak with a potential investor, share your own story with them and speak about your own track record and experience and that of your team.Make sure that the investment is a good fit for them and the investor is a good fit for you and your goals are aligned.Once an investor is on board provide regular monthly reports on the status of their investment.

Of course they also consider repalcement value.I have worked more on hotels -- then apartments --but basic principal is same.This year I am getting into Apartments and Shopping Centers Financing.Yes --the cap rate is decided buy Lenders and Buyers --based on Supply and Demand-- Large Companies --such as Insurance Companies and Pension Funds buy --large properties and feel comfortable with 5 % Cap rate --on Hospitals , Office Buildings Leased to Large A+ credit corporation or Government -- For hotels we used 12 % cap rate --and apartments --7% to 10% --Yes -- We have to decide our own comfort level and niche --such as Grade A or C apartments --similar to some people likeIndependent Hotels and make good money as well as people who owned Comfort Suites or Holiday Inn Express --make same rate of return.
