This may be a basic question but I have never inherited tenants on a property that I bought before so I wanted to know about pro-rated rents at closing.For example, if a tenant owes the seller unpaid rent at closing, this in no way affects the seller's obligation to provide pro-rated rent to me at closing correct?  

Investors around me keep saying to go to sacramento area, but even there is still around $200k which is still a bit out of reach for me at this point.

Depending on your split, I would find a new broker.I don't met clients ride in my car anymore, so not really an issue for me at this time.
