I'd argue with you over this one.  

I have come across deals presented by wholesalers that they purchased off the MLS for around the asking price and are then offering it up to investors at a mark-up.Some may argue that if the numbers still work out for the investor, who cares.  

The resulting argument would likely turn to unjust enrichment from the Mortgagee and the Borrower argue equity stripping.

The tenant wouldn't be happy about it, but they couldn't argue, and took care of it themselves.  

So many people use contractors, my lawyer and I felt with most job descriptions it would be hard to argue them as an contractor.

I think the experienced wholesalers on the board would probably argue against using an agent to flip a wholesale deal.

I would even argue that should be treated the same so it doesn't look shady. 

One can argue that these types of upgrades will have no effect on the rent that the property could receive.
