I'm going to try and acquire this property through seller financing since at the moment I wont qualify for a 300,000.00 loan, I just left a real estate attorney in my area a voicemail waiting on his call to see if he can help with the process (if she agrees).

Option 1: Start with a brokerage that may give you leads but take more of a % from you because they do provide you with the leads or; Option 2: Start with a brokerage who will give you the education and training to teach you how to do the work yourself.Me personally, I decided with the brokerage who will teach me how to fish that way I wont need you to feed me and I can go out into the world fully equip to gather my own fish.

So those listing just languish.. and the home owner looking to buy will not pay a 200k premium for tree's they just won't... so that's were we come in watching these listing languish and then make a deal .. the owner usually does not want to log because they want their 500k tax free or in many cases they are just to emotionally tied to the land and trees they wont harvest them..

Although I understand a small claims in Michigan wont cost me $ 250 to file (more like $50) and I believe my P. manager will handle it for me - He also has some skin in the game as the tenant didn't pay $700 worth of utility bill that he has taken responsibility for and paid for out of pocket- so I think the issue of time and expense are probably less significant in my case.I am waiting to see if we can even track her down now in order to proceed, but still debating within myself whether to go ahead.
