I’ve been doing the direct mail, bandit signs, driving for dollars, advertising on craigslist and back page but those sites are so flooded with investors doing the same thing Im mot sure how I could stand out from the rest.

you need to find a way to stand out and provide some sort of value that they currently aren't receiving.
