In those cases, you need a good track record of what a running average (12 months, to account for all seasons) of utilities costs per month, include it in the rent in some fashion, and be sure to occasionally revisit your 12-month running average costs with your provider to ensure you're recapturing those costs. 

Now some banks might STILL hold it against you.....but I would guide you to not work with banks that underwrite in that fashion.

I made sure to also pass on my management style to the new owners so they can try to replicate as best they can, along with some tips for each tenant on their likes/dislikes and tendencies. 

And as an FYI, most of my best tenants ever were with a disability of one form or fashion, I have no clue why you would ever even question if someone having MS would be an issue for tenancy.

Long story short policies and things are happening in certain areas that are pushing away strong individualistic or even capitalistic tendencies in favor of reliance on government and lack of individuality and grouping in a way that is almost communistic in nature. 

If they leave  the unit clean and undamaged, return the deposit in a timely fashion.

You could find a buyer the old-fashioned way.
