Does a PM have the resources to do credit and criminal checks, check landlord references and apply standardized screening criteria to all potenital tenant applicants....Yes. 

Imagine the background check coming back with:"a lengthy criminal record with prior arrests on allegations of assault, disorderly conduct, destruction of property, resisting arrest, theft, public intoxication, and possession of marijuana"I've applied for CCW.

The poor officer was so confused... there was no criminal action so there was nothing to do.  

They both meet my criteria and all have good rental and criminal records.

To answer you question I originally started college in 2013 after separating from the Marine Corps and bounced around from criminal justice to business management without a goal in mind.

Obviously, they will probably do a background check and credit check which will show you will be able to pay on time and that you don't have a criminal record - furthermore, meeting with them in person and getting to know each other a little bit better will help determine if you will be the best fit for that landlord and their property.
