I manage 2 companies already, so the paperwork, etc. comes pretty naturally to me, so I wouldn't necessarily need someone for that, -- and I have a great "maintenance" team in place, so the mgmt. really is only collecting the rent, OR relaying a maintenance or repair need.

Which is why you may not be able to get title insurance on a property sold by a quit claim deed.Most other "deeds", such as a Clerk and Master Deed, are of this same nature in that they do guarantee they that they had full rights to sell property but will not guarantee anything else has been filed against said property therefore you may be buying subject to other liens or redemption periods.

What they don't get is that all that other stuff does facilitate their making more money, and knowing that stuff makes doing deals much easier and safer.The whole primes of wholesaling is pretty lame, just the nature of an invented specialization based on a generally limited inventory to a very limited market.Can you imagine Baskin-Robins having only three flavors of ice cream?

However; there are still places where you can get in to the market.Though we have high prices, we have what nobody else in the country has, we have low unemployment (Orange County is only 5%), a very broad based economy, high wage earners (meaning people can afford mortgages and higher rents) , world class universities and medical centers, amusement parks, recreation of all types, cultural offerings, and unsurpassed natural resources, plus, perfect year round weather.
