I'm dealing with a vacant big box retail location, there's a Halloween company offering 1/6th of the regular lease rate to occupy for only 3 months.  

We went in to find all the electrical wiring pulled out of the boxes and walls as far as they could.

Start with a trip to a big box store. 4th of July is right around the corner, appliances will be less expensive.Your kitchen is pretty now, but outdated.

With sellers, I've seen some who proclaim their dire need to sell yet don't return phone calls or  give you phone numbers that are disconnected within days or go to voicemail boxes that are full.

I can not borrow "against the box" or my account to fund my loans as that would be borrowed funds leveraged for lending activities. 

Occasionally you'll install it outside the building in a hot-box or vault with drainage & freeze protection. 

IF not do it now and make sure your emergency info is in building by the mail boxes, / front entry. 

@Ethel WeaverUnfortunately a lot of shoddy owners/contractors will just replace the old wiring behind the outlets and not all the way back to the box like it is supposed to be done.

If you train your mind to think outside of the box and work diligently to “kill the bear“, your likelihood of success will increase a hundred-fold.Now, here’s an interesting experiment.
