How much do the pop up Halloween stores make?

I'm dealing with a vacant big box retail location, there's a Halloween company offering 1/6th of the regular lease rate to occupy for only 3 months.  I may market other Halloween companies and ask for the regular rate with a 2 month term. Any idea on ball park figures on what Halloween stores could possibly gross in the 2 months around October?
