Realize that starting out there hasn't been time to build reserves so like they say "a man (or woman) has to do what they have to do."

Hey Austin--Thanks for the link--it's a cute little thang (as we say in the South) but it's 38 gallons...code sez I need 40.

As we are driving to the house to look at it I asked him how he found it,  he hesitated then said a woman he was talking to the night before told him about it.

They are cute but I hear they are NASTY house creatures.

In addition I would talk to contractors, appraisers, title companies, estate lawyers, mailmen/ mail-woman, etc. 

So at the very least, I recommend getting a woman's opinion on paint colors, cabinet and counter choices, etc.  

As both a woman and a private lender I feel this so much!

@Jeff Dimock Hi, basically both, I am investing from Israel in the long term, but I attend to be physically present for inspecting and closing the deal.my investing strategy for the moment is to buy and hold rental.I'm looking for 3/2+ single home - cute/sexy - great condition - ready to move in -good neighborhood - good schools - 15-30 minutes from everything (work, school, restaurant etc....)sorry if its sound like I want it ALL but I prefer getting less in my cash flow and having no riskthan having high cash flow and many things to worry about!

We have considered buying a cute little home up there for a vacation rental and using it ourselves a week or two a year instead of pulling the camper up to Grand Haven.
