One of the things I capture is the first Craigslist day (it shows how long ago it was posted), and I include the latest day I've seen the ad.  

My initial plan seems to resonate with what many said, higher % on the main fee and less "nickel and dimeing" I did want to use my own maintenance group so I can capture that revenue stream but be competitive in price with outsourced labor. 

Now the landlords I work with on a daily basis have generally devoted a major portion of, or their entire portfolio to, rentals that fit under the Fair Market Rent (FMR) rates with an aim to capture that niche.

Hopefully, once you get a direct response mail campaign to generate lead calls, you'll have a system in place to capture their calls and measure the response rates to each letters in your campaign's sequence of letters.

What about a chef who brings home a knife?

This morning I get a call from one of my tenants across the street offering me brunch (nice since his wife is a chef) and asking if I could come over in one of the tractors. 

The on the surface negatives going in was where all the unrealized value was captured.

Conversely if you have only decent ingredients but a great chef the dish can be made to taste great.It is as much about skill as the products used.

I know this is like asking a famous chef for his/her secret recipe but I'm hoping my BP family will help a fellow investor.  

Renters won't be willing to pay the same for a run-down 2008 build with a renovated 1980s house, and that site just can't capture those nuances.
