Calculator help needed in Austin

Starting out in Austin and with BP.  Using the BP calculators, I'm running numbers on several properties a week.  I can't seem to find any potential rental properties or fix & flips with positive cash flow.  Would love to connect with a veteran investor in Austin to see if I'm messing up the inputs, or is it just that Austin has reached the point where it's appreciation-only.  Primarily looking in East, S/E, So. Austin.

You probably aren't doing anything wrong, Texas is just expensive right now and everyone knows it-sellers, agents, banks, buyers. If it is on the MLS (which means it's on realtor.com) people are listing for top dollar or higher and hoping to get bites from out of state investors. Most deals are off market. If you find one you like just figure out what price would make it worthwhile and make that lowball offer.
