We walked the job prior to closing to get a bid and a handful more times after to ensure everyone is on the same page - exterior power wash, paint, landscaping, removing a massive redneck deck, all new windows, new countertops, sinks, appliances, all new bathrooms, there wasn't a room we weren't going to touch.So we ended up acquiring it for just over 117 with a reno bid of 45 and we excitedly ripped a 9500 down payment check to get this show going.The project got started and we were seeing progress.

I agree that they are usually junk. but not always I will admit to buying several One was less than $300 and the other less than $700 both came with small lots at a sale.One was late 80's 14x70 other was 16x80had to remove deck on one and added small porch fixed floor in front of a door Other needed two water leaks fixed and floor in one bathcleaned and carpet .

When I bought the property last year, there was an larger platform deck that was not property supported, was painted and rotten in many places so I tore it down and rebuilt a smaller 60 sq.ft. for the exclusive use of one of the tenants.

Minor scratches and scuffs on the wood flooring were not brought up on the inspection since they are cosmetic but she’s using the inspection now to leverage us to do additional work.Also, she’s asking for everything that came up in the inspection to be completed including: minor tile repairs, attic stairs replace hinge, leak in exterior house faucet, columns with minor wood rot all be replaced on front porch, ventilation in one bathroom shower needs to be reworked or rewired, a board on the new deck be properly installed- current one is slightly bowed.Are we to give in to all her requests?

The tenants are to maintain the grass and I was going to provide a reel mower (the old push kind with exposed blades) for them since they would not have to deal with getting gas etc.
