A plane ride is about 2 to 2-1/2 hours from any of these airports to Belize City.

Is the lot Adjacent to a major highways ?

If we're at least a couple hours from a major airport - that is another pre-req. 

So it was time to let this one go.Sounds like a far different application than yours, but this is my first time dealing with a medical application and the concerns that come up with this in mind.This was a historic renovation that will need to be renovated again for medical application, but we also have both adjacent parking lots, that will allow another 30k sq ft of new construction if desired.

So, the first thing is to identify the highest and best use, not so much what the property is zoned for or even the zoning of adjacent properties might be.Just standing at the road it may be obvious what the property should be used for, seeing the lay of the land and how it relates to the surrounding properties.

Proximity to the airport (less than 30 minute drive would be ideal).

You can fly your private jet right into Riverside airport and pick me up on your way to Maui. ;) 

I actually considered retiring there and using it as a cheap base for traveling but don't get me started on the poor state of CVG airport!
