You can't just magically get a house under contract for 65/70% of After Repair Value, less repairs, (how do you figure the cost of repairs?)

You should learn how to calc the DSCR as that's the magic go-no-go metric in commercials.

Anything above that magic number 4 will be a commercial loan that will be more flexible in the sense that your group can give the bank the pro forma of the property in question and they will fund the deal off that information.
