Once everything was ship shape and the unit had been re-rented we would return what was left of the security deposit providing the previous tenant with a detailed accounting (with attached receipts) of all the charges that had been made against their deposit and usually a check for the remainder amount.

These things all made me nervous, but one quote always reminds me not to let fear drive my decisions: "A ship in harbor is safe - but that's not what ships are built for."

I believe they are running a tight ship with good business senses and principles.  

My second goal is to rescue this capsized ship and turn it right-side up as quickly as possible.

I’m looking for some great advice on how to get started into investing in properties someone that can tell me how to jump start this ship.

Why would they work with you with no security that you can’t jump ship when you see a realtor you find interesting.

Many of you have been with us for a long time and know that we run a tight ship.

I have a friend that dropped out of college and became a millionaire in the freight business, you call businesses and arrange a truck to pick up their products and ship them to a different location.

I just cringe when I see others make these proclamations that NPN can or will all of a sudden become great notes and pay on time very time and create 30% yields for the life of the fund  LOLwe fund about a million a month in PN and of course its been great last 5 years rising tide raises all ships.. but even with that we have had 3 work outs in 750 loans over that time.
